The problem
A cracked and settled slab edge at a commercial building, repaired in phases so the parking area stayed usable.
What the homeowner noticed
A wide crack running along the foundation edge of the building, with the parking apron settling away from it. Water was pooling against the wall.
What Marty found
Settlement of the exterior apron had opened the joint at the building edge, allowing water to reach the foundation wall. The building slab itself was sound.
What we recommended
Stabilize and lift the settled apron, seal the joint properly, and re-establish drainage away from the wall — phased so the lot stayed open.
The result
The settled apron was lifted and stabilized in three phases, the joint at the building edge was cleaned and sealed, and drainage was re-established along the wall. Work was sequenced around the tenant's operating hours.
Why this happens
On commercial properties the schedule is often the hardest constraint. Phasing the work — one section at a time, outside business hours where needed — usually costs less than the lost revenue from shutting an entire lot down.
