Foundation Help in Pleasant View, TN

Pleasant View is home for me. It's a mix of older farmhouses on big lots and new subdivisions going in fast — and both come with their own foundation stories.

What I see in Pleasant View

Pleasant View sits right where Cheatham County's rolling ground meets the Nashville basin, and that means a lot of homes are built on slopes. Slopes are where water concentrates, and water is what moves foundations.

The two patterns I see most

Older farmhouses on piers. These are often on brick or block piers with a crawl space that's been open to the weather for decades. The piers are usually fine; the problem is moisture rotting the sills and joists above them.

Newer subdivisions on graded pads. When a lot is cut and filled to create a building pad, the fill soil settles differently than the undisturbed ground around it. That's why I see more foundation movement in the first ten years in newer neighborhoods than in houses that have been sitting for fifty.

What I'd check on your house

If you're in Pleasant View, the first thing I look at is where your downspouts discharge and how the grade sits around the house. Nine times out of ten, improving drainage is the cheapest meaningful thing you can do.

Send Marty a picture.

Crack in the brick? Uneven floor? Water in the crawl space? Sinking concrete? Send a few photos and tell Marty what you're seeing. No pressure — just a straight answer from someone local.
