Foundation Help in Springfield, TN

Springfield is a town of historic brick homes and a lot of new commercial growth. Both sides of that mix keep me busy.

Aged brick foundation in Springfield, Tennessee

What I see in Springfield

Springfield's older neighborhoods have some of the best-built brick homes in the region — and some of the most interesting foundation problems, because those houses have been through eighty or a hundred years of Tennessee weather.

Historic brick homes

Older brick homes here typically sit on brick or stone foundation walls with a crawl space. What fails first is rarely the wall itself — it's the mortar joints and the sill plate sitting on top of it. A stair-step crack in the brick above grade almost always traces back to movement below grade.

Newer construction on the edges of town

Out toward the bypass and the industrial areas, new pads are being cut into graded ground. Fill settlement shows up as cracks in the first few years, and it's usually worth watching before you spend money on it.

Commercial work

Springfield's commercial corridor is growing, and slab settlement under parking aprons and loading areas is one of the most common calls I get. Those are usually fixable without shutting anything down for long.
